Get a carbon monoxide detector, a proper one cost some money, don’t buy a cheap Chinese knockoff.
Might wanna invest in a dehumidifier depending on the humidity of that boiler room. High humidity and moisture is bad for all electronics.

Hot water heaters have a pressure release valve, if something goes wrong it’ll spray. This is a safety feature to keep it from literally exploding. Just be mindful of the direction it could spray.
Also, it looks like it’s been dripping at the bottom from the drain valve. If you haven’t messed with it lately, get it checked out. Last thing you want is a flooded house / apartment.
